The seller owns the property of the lien but is not the taxpayer with the lien.

The seller will not negotiate with the IRS.

Basically there are two properties both are worth $150k combined. He wants $40K to quit claim deeds to me and I would have to satisfy the liens myself and rehab. Rehab costs are $20K, IRS lien is $40K and a few Misc liens as well Gross rents on both come out to $2200 would like to keep as buy and hold.

Ive been transferred around all day today, finally got a payoff but no one that I can actually negotiate with.

Hey guys I am working a deal with someone, he wants to quit claim deed the title to me. Problem is there is a $39,000 IRS lien from the owner previous of the seller.

So the seller is not the one with the lien.

How do I negotiate this lien down, can I get it discharged?

Hello all!

I have a potential deal off a yellow letter campaign I did.

It has a $29,000 IRS lien.

I was wondering if I was able to negotiate this lien? I have gotten two different responses from two different attorneys. 

One said they may be able to.

The other said they couldn't negotiate the lien because they do not represent the person that has the tax liability.

Either way, if I am unable to negotiate the IRS lien I would still have equity after repairs and satisfying other liens.

Thoughts?

Hey guys, I have just closed on another quad-plex this month, and will increase my total units to 20, does anyone know of a good software to keep track of tenant expenses / repairs? Make reports, etc.

They are all self managed, so its getting more difficult to keep up with remembering what has been done etc.

@J Scott  Have you had any experience with FL tax deed auctions?

What if I skipped buying the tax lien and bought the tax deed instead?

Would it be more lucrative? Or should I start with the lien and then also bid for the deed?
