Whats the best type of insurance for my rental properties? They are C class duplex/quadplexes

Do I need liability?

I do not want to over insure, but would like enough and keep costs down to increase ROI

This is awesome thanks so much for your input. I am currently focusing on Orange, Seminole, and Osceola.

My strategy primarily is buy and hold so I wouldn't mind waiting four years to get a clear title.

How often do lien holders come back and claim their rights to the property in your experience?

Would you consider tax deed sales a better strategy for buy and hold vs. conventional ways of buying real estate (MLS, Direct marketing, etc)

Hello all,

Recently I have been looking into tax deed sales, and a friend of mine told me if you win a tax deed auction, you get the title free and clear. Is this true? What is the process of doing so?

They hold an auction every Thursday in my area, was planning on going this week and checking it out.

From my understanding if you win a tax deed auction, there is a waiting period for other lien holders to claim that their lien is more substantial to yours.

Would I need to get a Real estate attorney involved? How much does this all usually cost?

I am working on a deal, the broker has stated they have fannie mae lending for this commercial property and it is non recourse.

Are the lending qualifications stricter?

Any thoughts or insight?

From my experience, the ledger and rent rolls usually don't mean much, and I definitely would not buy a property based on the current renters, most time with low income areas, you will have to get the old tenants out and find new ones depending on the situation. Or if the lease is up soon and you bought on the pretense of the current tenant and they leave you will be SOL. 

Also, I have a tenant in one of my properties who consistently pays rent late. I know she will be late, I also charge late fees and she pays them, ends up working out better for me. Whether she pays on the first or the 15th, as long as she pays who cares?

Should I go with a big bank until I have met my 10 loan limit before I go to a portfolio lender? @Curt Davis

With the above changes to this we are looking at a cash on cash return of 25% with 25% down 

Or 21% with 30% down

and a cap of 11.5% am I missing something?
