@Mike Barry I actually ran into the same problem but a little backwards.

I purchased about 11 duplexes cash, and then went to go refi them but was told by all of the big banks that I could not have more than 4 mortgages. So I started looking around some of the smaller banks who could do these types of deals.

I ended up finding a bank who would refinance with a portfolio loan 70% Loan to Cost (Not LTV since I didnt own them for more than 2 years) at a 3.75% variable rate.

Your best bet is to find local banks with only a few branches.

It would still be a mortgage, just an investment. Typically investment loans require 25%-30% down payment. With terms of 15-25 year amortization, and usually some type of balloon.

@Cal Ewing  You can just call the IRS directly, if you can show you have the ability to satisfy the lien they will disclose the current payoff.

I think every scenario is different. If it's been 17 years since her last judgement you may want to consider her. I'm sure we all did dumb things when we were 18 that we regret.

I currently invest in low income properties in Orlando, Lakeland, St. Pete, Tampa, and Winter Garden.

We have 42 units currently spread out. Doing pretty well.

@Doug Merriott  if you haven't tried True Rent yet for property management you should. First 50 units are free. Super simple I love it.

I am using Podio for CMS and True Rent for Property management. Both are working great.
