@Bradon Quinney You need to use a lease specific for Alberta. Go to the Alberta Residential Landlord Association (ARLA) website. They have landlord forms you can buy.

@Deanne Beltre I'm guessing you put less than 20% down and that's why you're saying you have to live in there a year, before moving out and buying another property with less than 20% down? It is a myth that you have to live there for a year. There is actual no rule like that. I would talk to an experienced investor-focused mortgage broker, and they can help you make a plan. Hi @Rossana Ludena You're asking how you can find off-market deals (that is, properties for sale that are not publicly listed on MLS)?
From my experience, you can find off-market properties by:
(1) creating relationships with realtors to see their pocket-listings (listings that they get and they only circulate to their network, and not advertised publicly)
(2) creating relationships with wholesalers and getting on their buyers' lists

(3) networking with other investors, who may have a property that they want to sell privately

(4) finding the sellers yourself by various methods (knocking on doors, sending out letters to owners, reaching out to for-sale-by-owners, bandit signs, etc, etc)

Hey @Jason Dasanjh A big part of it is that construction of new houses, condos, and apartments has not slowed down AT ALL during covid, yet immigration has stopped. All the projects that started in 2019 (like my 6plex), before covid and when there were signs that we were coming out of the slump, are now all coming onto the market. Demand hasn't kept up to supply, increasing vacancies. Student rentals (which we have a lot of with all the universities and collages) have taken a big hit during covid. Once things start opening up, and the backlog of immigration comes to Edmonton, things will improve. 7% vacancy = 93% occupied. Be one of the landlords in the 93% group by buying nice properties in good locations. When my 6plex was complete Fall 2020, it was 100% filled before I took possession.

Hi @Yulin Wang! Curious how you chose Kansas. Have you considered Alberta? Little easier to get to if you had to visit the property. Rules here are more landlord friendly, no PST, no land transfer tax, 5% GST, and more affordable.

I've done joint ventures on 5 properties, with 4 different partners. You don't have to have a corporation in order to do residential JVs. Many ways to split ownership, but we like the 50/50 split, where one partner is managing partner and other is passive financial partner. Feel free to reach out.

Oh Fox Creek... I stayed there one night, while on a field job in my past engineer life. It's a very small town with nothing to do and no good places to eat. Best option was buying something at the grocery store and heating it up in my hotel room microwave. I don't think many people would choose to live there. Not somewhere I'd choose to invest, that's for sure. Of course that's just my impression from spending one night there; can't really call that market research.
