Personally, I've been investing more than 50 years and never looked at the demographics for a neighborhood one time because I always felt that you need more personal knowledge about the neighborhood e.g. whether it is blue-collar working people, whether it infested with gangbangers, what the ability to increase rents is, etc. and the only way to get a good feeling and understanding is to personally visit the neighborhoods in the daytime, evenings and on weekends because weekends and nighttime is when the bad people come out like cockroaches.

There are parts, where one street separates you from 200k+ houses and on the other side are 40k war zone/drug infested areas.

Couple things to note, we see the WORST of the WORST, from completely flooded basements, to mold infested homes, to homes with all hvac, electrical, and plumbing stripped, you name it I've probably seen it.

I can't imagine buying a mold infested building though.

I have a property that I can’t prove a tenant brought in a roach infestation.

The only way fencing would fit inside the definition is if the area is so crime infested that you have to put up 10 foot fences topped with razor wire, and who would buy that property as an investment? 

Check driveway, gutter, soffit, floors, walls, doors, windows, kitchen and appliances and whether I have to add outlets if some are hardwired and need replacement, bathroom, closets, transitions, outlets, infestations, structure, etc.

If pest infestation is evidenced during a routine inspection, it would be deemed a lease violation. 

Today she sent me a message saying that the inspector had come and identified a small hole in the corner of the ceiling (she sent me a picture), saying that the infestation could have come from the neighbors, and the boyfriend is denying being at the motel, saying that the room was for his friend.

If you have a garage or other small secure space with power that is also near a scooter infestation you might try to get in touch with these chargers and rent that space for a premium.
