Anything I should know about Tennessee that the internet isn't telling me?

I did have one new booking on Vrbo for Thanksgiving.My understanding is that non-PMS users are joining the fun, new 15.5% to the host on Dec 1st.

Ok, I already know I made mistakes here, so just hoping to save another out-of-state investor from stepping into the same mess.I hired a PM who came highly recommended by a realtor I no longer use (red flag).

Many of our users have AI draft offer messages, follow ups, seller responses, and even full negotiation scripts.

Internet is spotty. 

If you see a BP user that is advocating BRRRRs, open their profile and see if they have done a single brrrr since 2022.Doing a DSCR loan for short duration on a property in need of rehab is typically not optimal and may be challenging.  

If you have a family member or someone with good credit, a lot of people often try to get added as authorized users to their accounts. 

Use real operating numbers.Most investors cheat.
