I'm not gonna call all LL's faultless, and no they're not all reasonable, but-guess who's stuck with a second person they never leased to because Joe's girlfriend was "spending the night" a few nights a week, they had a fight and now Joe's gone, and your left with his unemployed girlfriend you never rented to but you now have to evict....or Joe bought a pitbull without asking his landlord....the pit doesn't pee all over the rug, but he bites the next door neighbors 4 yr old, and guess who'll be getting sued for that one?

The little fu*ker barked nonstop all night and I didnt get an ounce of sleep.Then I woke up to a big pile of dog crap on my very best rug...of course...but I thought...no worries..today is the day.....So my closing happened bright and early in the am.

@Lou Ruggieri,alternative thinking:-clean basement floor to perfection-waterproof membrane/ couple layers of exterior grade paint (encapsulate any asbestos dust)-exterior grade carpet : because you are up north/cold floors; if flooded, can be taken out, disinfected and hosed out, dried out, replace backalternative thinkhing2:-clean basement floor to perfection-waterproof membrane/ couple layers of exterior grade paint (encapsulate any asbestos dust)-treated 1x1 (as "ribs"/"joists")-lay exterior grade plywood/ost on top of it-floating floor on top of that: preferred here is Allure LVP from home depot, but many available from reputable manufacturers; probably floor needs to be rated for under grade/basementsortile everything and provide rugs + non-slip underpads
