They at least finished my rehab and got the refinance done, but they place went untouched for 4 months after I purchased it, when they had explicitly told me that the rehab was underway. 

You can set up automatic rent reminders and late fee notices, plus send announcements to a single tenant or everyone at once.

At a minimum, it would be rare.I recommend you avoid placing a flip on the market in late November or December.  

It's not too late in the year, but timing is tight, so you'd need to find and close on a property soon, then get it rent-ready before December 31.
