The potential tenants were also obviously annoyed and had a dislike for their current landlord.Well, lo and behold, when I called their current landlord for a reference check, he told me that...although they always paid their rent on time...they were the worst tenants he had ever had in 10 years of owning rental properties.

Predatory would be putting someone in an L/O that can't qualify over the term, you can avoid that if you can show that they could if they can cure the matter that keeps them from qualifying and that they know what they must do to cure such matters.

But then I notice that the name as she put it on the application doesn't match the spelling of the name on the check stub.So I run THAT name, and lo and behold there's a bunch of evictions on her record as well as a pending eviction going through the court.

I gotta tell ya', this was really a funny, funny, l  o  o  o  n  g  explanation and proof as well.You hit on all the wrong ways to invest in RE as reasons why you can't make money in RE, and never touched on the right ways to do REI...I'm guessing because you are unfamiliar with any of them.
