In this instance my assumption is that this was a preexisting condition which should have been uncovered. 

Philippe- In terms of large assets I would venture to guess the "future buyers" of a resale would be able to uncover the end of a PILOT program in their due diligence period.

Generally people with zero rental history could be real, or they are hiding something, often social media will help to uncover those things. 

Some blocks are well maintained and safe, and others are, shall we say....not so nice!

This can drag on for years..It doesn't appear that the owner has passed away based on what I’ve been able to uncover.

I came up with this 'business model' after becoming a 'reluctant landlord' via divorce, many years ago,  on a not so nice property.

I know starting an LLC is a good idea but the 8-10 months of rental income for the newly started LLC may not be enough to get a mortgage loan through the LLC alone without the bank looking at my personal finances, which will then uncover the 1,700 a month mortgage and not enough verifiable income to cover both.

What questions or areas of the lender:client relationship should a REI investigate when shopping for lenders to uncover the value that lender offers as compared to others?
