I was sent a PA for a property I looked at yesterday, and I was hoping that someone could tell me whether everything looks legit. 

If this is in Erie PA, your note and mortgage have clauses if they do not pay, and if its PA the only recourse is judicial foreclosure which can take 18 months and cost you around $10k.

If an agent wrote a garbage PA, would we blame the PA, or the agent not putting in the work to correctly, and fully, draft out a decent PA? 

I am originally from PA and still have family there. 

I believe at that time the owner lives outside the country and last I spoke with them they were doing work in Pennsylvania. for me too risky to invest in a single deal where the sponsor lives outside the USA compared to dealing with people here I usa.  

I know PA is cracking down on the way wholesale contracts are being drawn up, I think other states are too.Wholetailing is buying a property for cash, then maybe put minimal into it. 

I am looking to not renew a lease in PA.

Lots of new construction here in PA. is done with slab construction.
