Houses are routinely gone within a week now with multiple offers at full or over the list price.

Even coming up with the 20% down payment on a single family home would be difficult for me.Building seems to be a good route in my situation because the comps on a 4 unit building in SWFL are routinely $400,000 and up.

. $25-$50k over ask is definitely not overboard and I see homes that are worth it sell that much over ask routinely. 

I wish we could make 25 to 30 % routinely but when I am competing with Lennar and Dr Horton for dirt.. you simply don't see that..

Curious to know, if there were specific books (like 10 X rule) that articulated the kind of mindset needed to achieve his or her goals, or if it was developed from consistent routine setting/actions, or from overcoming adversity, or all of them?

The most successful out-of-state investor I know routinely checks up on his properties, I would build this into my budget.

That’s not to say there isn’t routine maintenance that is needed… but we have a lawn guy that mows the properties regularly and is on auto-pay, we have the typical cadre of vendors… plumber, handyman, AC, electrical, etc.
