One huge disadvantage to private 1 off sellers is that they are aware of the countless Investors trying to break into the market, and they are insisting that their properties are worth market value when in actuality they are not.

I agree with @Ivan Barratt and believe that those who insist on 30%+ discounts when they might not be warranted (cash flow is still there albeit slightly lower; relative risk is attractive, capital is looking for home) will simply miss the opportunity to invest/grow their portfolios.

Generally these go for a small $ figure and they insist if your units become available you let them know first for vouchers for a period of time.
