Most folks do mailing lists to out of town owners and then slice the data from there.

Set up expectations and communicate clearly.

You can connect with an agent like @Kayla Huiras and she can probably set you up with an MLS alerts. this will start you off with seeing what on the market. 

By the time you find a property, make the offer, set the closing date, etc it could be at least 6 months down the road anyway.

It will take you probably a year or so (if you are good) to get that ranked high.There is a lot you can do right now to set up the infrastructure of your business.

@Kenny Tsai try using less abbreviations and slang and you will probably have a better chance at setting off someone's keywords set for that specific area.
