I would suggest that your lease obligate the tenants perform small maintenance to the rental property, so long as it is safe for them to perform the repair and the repair is, by its nature, a minor repair that does not involve any special skills, tools, or licenses.

@Craig Cann I had not dealt with soaked carpet pads or wood subfloor but in a generic basis ozone treatment worked for us however I have heard others use enzymatic cleaners such as Nature’s Miracle or Rocco & Roxie are the best in getting them out completely.
