so for that neck of the woods if folks are not going there where are they going.. or are they just not taking any vacation time.. or are they maybe exploring new areas and not going back to the same places year after year.. or maybe they are taking a cruise instead or some other trip like to Europe or down to the carib ??

Over the long term real estate and stocks are neck and neck - that is being passive - if you were active in real estate then of course you should make more but are you accounting for your time you are spending.As someone who only knows real estate, I still keep a diverse portfolio

Another example is me and my brother we do couch flipping he gets the coaches and sells them I'm just the muscle okay in all seriousness we get these coaches for dirt cheap like 0-250. and we sell them at a 500-600 even 700 markups and what do we do?
