What Is The #1 Thing You Look For When Analyzing A Property

I am new to real estate investing and I was just wondering what is the #1 thing you all look for when analyzing a deal?

1-Square footage and possible Square footage

2-Bedrooms and bathrooms

Hey Joshua,

For me, it would be how long will it take for me to get all of my money back or my cash on cash return so those funds can be recycled elsewhere.

I typically try to make sure that the basement is in good condition with no water damage as I am in Ohio where we get plenty of rain and snow.

I also like to have atlas 3 bedrooms. 

I think that having a garage is also pretty key to have for SFH.

Make sure the homes foundation is ok. After that, I run numbers to make sure the property will cash flow. It is especially important for your first rental to have a positive cash flow while you're getting started.

@Joshua Morency Cash flow and potential appreciation. I'm in a rapidly appreciating market so I have to be creative with Airbnb to make cashflow. Price doesn't matter as much to me as monthly payment.

Location and income potential. Run your numbers with a less than ideal situation (high vacancy, extra maintenance, capex reserves, etc.) to make sure you win in the deal either way.
