Selling a Mobile Home Quickly

I have a mobile home in West Fargo, ND and I am looking to sell it quickly. Most buyers want seller financiering which I am not in a position to provide. Anyone have some creative ideas to sell it quickly and for cash?

If you own it then you are in a position to finance it to some degree.  The best play to recoup the investment if Owner Fi is the only real route for the potential buyer could be to owner finance it and then sell the note to a note investor.

Is this a home that can be moved out of a park? If so, reach out to park owners in the area to see if they'll pay you cash to move the home to their park.

@Jeff Wallenius it's not quite worth moving and the current park doesnt want to lose lot rent. So they want to charge extra or have either party pay more lot rent.

FB would be my first shot.  There're probably groups based on Real Estate Investing in your area and that could be a hot spot.

@Joey Gedgaud One thing to keep in mind, is that by offering terms to your buyer. You'll be able to sell for a higher price, then if you sold for cash. Also by selling on terms, most on the time on these MOHO deals, if you bought the moho for the right price and didn't put too much into it, you can get back your initial purchase/rehab money in 6-12 months, thru the down payment and monthly loan payments your collecting.

@Joey Gedgaud You may have to lower the price if you're looking for a cash sale and want to sell the home "as-is." Another option is to find an investor or someone looking for a "handyman special" to buy the home quickly and take it off your hands. If the home is located in a mobile home park, you could always let the park know and see if they're willing to buy the home from you for a quick cash sale. Hope that helps!
