Interested in learning more about investing in Pueblo, CO

While I have been following real estate investing for a while, I haven't taken the plunge.  With a bit more time on my hands due to this pandemic is letting me revisit it.

I'm interested in learning more about Pueblo, CO. I live in Boulder and know that Pueblo has a lot of potential and I'd like to learn more.

Can anyone point me to some good places to learn more?  Perhaps there is a meetup (virtual of course) I could join?

Thank you in advance.

@Joshua Zapin I closed on 4 properties there this year. I own 30 and I’m looking for more. I invest in all sides of town. It’s getting to be a better market month after month, and with rent increasing a lot, gentrification from out of staters moving in, it’s still a great place to buy and hold

@Robert Herrera that’s very impressive! Have you found a specific niche or just whatever makes sense?

@Darren Smith

I agree with learning all that you can. However, at some point you must jump in.

My wife and I bought a 4-plex in pueblo west a little over a year ago. We got a lead on it off market and have been pretty happy with it. Ran into some covid related rent issues and some big capex but we still are cash flowing every month.

I definitely think theres room to grow here. Especially once covid restrictions are lifted and people are back in school.

What's going on in Pueblo County? How did landlords fair with rent collection during COVID-19. I didn't have any problems, but my rentals are in Fort Collins and out of state. I own a primary residence in Pueblo West. Looking to buy rentals in Pueblo County in the near future.
