@Tony Acree I probably should have phrased it as Capitalism and Freemarket vs. Government intervention and socialist policies.

We don't live in a society with a Free Market so pretending like we do doesn't help.

Yesterday, I posted about how we can solve affordable housing in America.

I had over 80 responses and the conversation got very political, which was not entirely a surprise.

My question though is what economic model is better for affordable housing?

China for example is supposed to have enough apartments for the entire population and housing is becoming more and more affordable while that bubble bursts. 

In America, we own our real estate and have turned housing into an asset we invest in and make money on rents as well. I am not saying China doesn't as well but my point is that we have a major housing shortage and we don't have a free market that says build build build until supply and demand converge.

So when it comes to housing which approach is best?

 I would focus more on location and less on the home unless it's beyond repair. I have pre-1976 homes and a bunch of new ones and some homes that are old but located better get the same money as the new ones. Location, location, location, even if you don't own the land sometimes.

I would strongly suggest finding a park that is already in service. Unless the land is especially valuable you will probably lose money because in states like Alabama, I doubt you could build a park for what you could get an existing one.

As far as marketing I think it is possible that someone with a few parks already would be interested even more so if they are set up with some of the factory programs.

What's the NOI? Seems a little rich unless the ground has more value than just a park.

I would say only if you let us buy fee simple in China next to their military bases. They are full of double standards and its time we push back.
