@Glenn McCrorey What area are you investing in? Have you considered doing this niche investing strategy with Multi-family properties? That is what I am looking to do. What is the hardest part about getting started and what mistakes should be avoided to make this successful?

Hi @Steve Salvatore, welcome to BP. There is a wealth of information on the site. You can find information for every niche and just about every rei situation you can think of. I am an investor in the Pittsburgh area as well. I am fairly new to rei, but am working to get my first deal this yr. My primary interests are in Multi-family, note brokering and commercial loan brokering. I'd be interested to hear your thoughts on multi-family. I think you are in a great market in Cranberry and if I were to be a buy and hold investor then Cranberry Twp. would be @ or near top of the list. I'd be interested in chatting sometime. What if when working with a beneficiary's attorney he/she asks for emd up front as part of contract?

I have a lead from a Probate mailing I sent out. It turns out the inherited owner has an R.E. Agent selling it for him, because he is in California and the home is in Pa. The numbers work out to be a profitable deal for buy and hold rental so I think I should be able to find an end buyer fairly quickly. How do I wholesale this house with an agent involved? Do I tell the Agent up-front that I plan to wholesale the property? Do I need to pay the Agent? Any help is appreciated. Thanks!

@William T., Well put and totally agreed as someone who has been on Biggerpockets reading, listening to Podcasts. One person who is a rehabber has their opinion based on experience, a buy and hold person has their opinion based experiences and a wholesaler has their opinions based on experiences. I think going forward I'll choose to take each one's opinion based on reputation/experience and funnel to what I am trying to accomplish. I have been trying to get wholesale business started with no current j.o.b. and little funds. I have put in several offers with no Deal and My main source of leads has come from CL. I have recently put together a probate list and will send direct mail this week. I think my biggest problem I have so far is knowing if it's a deal. I have gone to both sides of the coin so to speak and have listened to gurus also, but not bought any programs, and it seems while they all claim to have the "best system" or "latest and greatest program" that it's all similar regurgitated stuff. . In addition I had started to work with a "mentor" who is basically trying to setup a nationwide network to wholesale deals. He offered his buyers and help finding/analyzing deals for a profit split. We had contact for about a mo. and I just stopped getting response from him. I guess in my mind the best thing to do is find a mentor more local and try to get them to work with me. Post: Yellow Letter Marketing Questions

I'm working on a Probate mailing. Is it effective to use Yellow letters for these mailings? I have only seen examples with red lettering and was wondering if anyone has used any other colored font. My thinking is that red has a negative connotation and these people may be in a negative frame of mind already. So, maybe another color like blue or green would be better, idk.
