I recommend Dan Bostick at paramount title in Indy. Very helpful and is used to working with investors.

I obtain hard money loans for my fix and hold properties and my flips. Just incorporate that fee into your numbers. For me it's a no brainer. The cost for me is 2pts at closing and 10% annum on at 12mo term.

I would second trying to have comps from a nearby town pulled in to bring up your value. Contact a RE agent and have them pull comps for you. Then see if the bank will allow it.

@Vincent Plant My 2 cents would be to take @Ross Denman advice and leverage that cash. If you have the time I would BRRRR your 3 deals one at a time. Use a hard money loan for the purchase and rehab plus a little of your own money. That way you could get out most of your money and then do the next deal. Do some digging around on BP for that method to see if it might be a good fit for you.

@Chris Pike - (It’s more important to provide comps that don't work for the property, than the ones that do)

Can you expand on that statement? 

I always provide only the comps that work best to back up my property valuation

@Russell Brazil Great thank you! I'm not sure why he canceled it, he was being difficult with the bank from the beginning. I'm going to chalk it up to him wanting to back out of the job. I will be careful in the future and ask them verbally if it would be ok if I send them information I put together about the property.

Are you saying it is unwise to not provide comps, scope of work, etc.?

I invest out of state so I have my property manager meet the appraiser so he can answer any questions about the reno work and point things out if needed. I also talk with the appraiser over the phone and ask them if I can send them a packet with all of the info I've out lined.
