Hey guys! Here's what I'm looking for:

Residential buy-flip and buy-hold opportunities: single family new construction, renovation, infill lots, and subdivision development opportunities in the following cities: 

    • Atlanta, GA
    • Charlotte, NC
    • St. Louis, MO

      We love agents, wholesalers (I don't care how much you make), and JV opportunities!

    Lower-end single family renovations: Our target purchase price is between $75,000 and $150,000 per finished home. This can fluctuate as long it hits a 15% gross yield.

    • Minimum 3 bedrooms
    • Minimum 1.5 bathroom
    • Minimum 1,000 heated square feet
    • Minimum year built: 1960 (we will acquire homes that are older than this on a case by case basis; but this is rare)
    • Minimum $900/month rental amount
    • Home must be located in safe and low crime area with no reports at least 6 months back. (we check crime for all homes using Crime Mapping & Trulia)
