@Jesse Danzig - you're welcome! I don't think it's a conflict. In fact, keep in touch with her because there will come a time where she may be running low on equity reserves and you could jump in to JV on a deal or purchase it from her.

@Jay Hinrichs - I love feedback! I haven't used Freedom Funding, so I can't comment. But, I did have a few thoughts about lenders in general.

I'm currently investing in Atlanta and Charlotte in the capacity of a flipper/developer and expect to be in St. Louis this year sometime (hopefully sooner than later). 

BUT, I am getting questions about how to passively invest in real estate, so may create something around that? Not sure yet.
