Here's what I would do:

1. Podcasts, books, videos, etc are great, so absorb them.
2. Find a pro who is willing to let you shadow/walk projects/ask questions.
3. Once you're ready, do a deal with your pro mentor.

My advice: while you are crushing #1, HUSTLE for #2. And remember,failing, getting rejected, and making mistakes is CRITICAL FOR YOU RIGHT NOW.

@Andrew Lackey - when you first posted, I couldn't see it. I see it now. 

I agree with @CurtSmith, to a degree. Find a few flippers and visit their projects. Feel free to swing by a few sites we have going on and ask LOTS of questions (the same goes for you @Jeff Ashachik). 

The challenge for most flippers, however, is creating a core business system so flipping/wholesaling doesn't become a job. 

Similarly, buying SFRs to rent and becoming your own property manager can be tedious. Hiring property managers can also be tedious.

Therefore, get to know your investment personality and pick what's sexiest for you.

Here's the bottom line: Absorb information and execute. That's how you win.

Hi Ya'll!

Before visiting Charlotte last time, I wrote a post calling out to anyone with relationships that I could connect with to get started finding projects, which worked out very well ~ thank you! 

In addition, we met with a few BP-ers, shared our story, and discovered there were amazing potential partnerships!

Inevitably, there were a few BP-ers I didn't have an opportunity to visit, but guess what? I'm coming back next week and I WANT TO MEET WITH YOU!

A quick update - I am still looking for:

  • Awesome boots-on-ground partners because I live in Atlanta,
  • Proven, reliable hard money lenders,
  • BIGGER real estate projects to purchase (SFR new construction, land for condo/townhome developments, etc).

My business partner and I expect to be in town either Tuesday or Wednesday the week of August 3. 

PM me and once we finalize a day, we'll figure out the best time all of us can meet to talk deals, JV partnerships, and whatever else comes to mind!

Can't wait for our next trip - see you soon Charlotte BP-ers!

@Jasmine S. - absolutely! I'll give you a buzz when I get into Charlotte in the morning!
