@Brandon Turner I typically put 50% for the value of the notes, not more. Also, you need to see notes themselves. The default rate for mobile home notes is very high (based on my experience and the experience of others). In addition, you do not capitalize the income.

@Joshua McGuire if you are talking about the rule of thumb evaluation #1 and #2 work. I do the same thing. However, I make my offer based on a deeper evaluation.

  3. Mobile Home University open funds as well.

@Account Closed I would highly recommend J Scott book The Book on Estimating rehab costs. It is not about mobile homes but it will help you to understand the scope of work and approximate cost. After reading the book, our renovation process was changed and optimized in the way it saved us money and time.

We created a new scope of work for each project. However, we used the framework from the book to do it.

@Ramy Khalil I used TLO for different purposes (not marketing) so I got approved. I was providing loans to people and I need to check their backgrounds. 

I know for sure there are many people on Upwork who can help you for $5-7 per hour.

@Mike Williams I agree with @Rachel H. you should ask the seller to act as a bank. You just need to educate the seller about the situation. We bought many mobile homes in the past where the seller provided financing since we could not buy in any other way. It will take time but sooner or later they will agree.
