I was building a database of owners in PA state for the last 12 months and sending the mailers to those owners. I will continue to do it. However, I want to move to the next state so I expand my marketing area. How do you pick the next state? Do you close your eyes and point to the US map? (just kidding :) ) I would love to hear your suggestions.

@Ilona Kovacs I had the same question a year ago on BP or MHU forum. It is a subjective recommendation, but you should buy in landlord friendly states.

@Mauricio Ramos most of the parks would not allow you to do it. I recommend to visit parks and talk with owners and/or managers. Also, there is some laws you need to follow dodd frank and safe act

@Tovya Fekete My first investment property was in Ukraine. I still have it. However, I did not get a mortgage in Ukraine, I bought it for cash. The rate is crazy there (25-50%). It is cheaper to get a personal loan in the US.

@Natalie Kolodij I believe chattel stands for a personal property. Typically a mobile home in a park is a personal property so you have a title like for a car. It cost around $50 to transfer a title in PA. I am not sure about your state.

@Justin R. if you move the mobile home, you need to follow new building codes and zoning rules. Event if it cost very affordable to do it you should check with the building and zoning department first. Also, you might want to check with the fire department as well.
