@Kory Denny it depends how active I want to be. I would use the money to buy the next mobile home park. Or if I accredited investor, I would invest in mobile home park fund (8-12% interest)

Here you go. The bidding war. The original offer for a park was 3.2mm. Other company offered 3.25. We offered more. Back and forth, back and forth. Now we are up to 4mm. I know it sounds crazy but it looks like other company trying to put the property under contract and renegotiate down the road. The realistic price for the park is 3.5mm.


My question is: what will you do in this situation?

Option A: just win "the war" by offering the higher amount and renegotiate later
Option B: just tell them the final offer and let them decide. 
Option C: any other thoughts?

I need to do it for the whole park + I need them to map out each line on a blue print. The cost per line will not make sense since it would be above 10k

I agree with @Rachel H. it would be very hard to find the lender for this deal, unless you use the local bank and you have relationship with them already.

what is the lot rent in this park? What is the lot rent in other parks in the area?

How many park owned units occupied? 

how many tenant owned units occupied? 

"3 lot renters planning on moving in at the end of the month" It would be hard to value this until they move their homes in.

@Account Closed  please share the following information and people will help you evaluate if this is a good deal or not. Personally, I would highly suggest to attend the MHP university boot camp or read their books. 

Here is information you might want to share:

  • total # of lots
  • total # of occupied and paying lots
  • lot rent $
  • market lot rent
  • what kind of utilities (public or private (well, septic)
