@Myka Artis everything is negotiable. If we are talking about big communities owned by large operators, you would not probably be able to do AIRBNB there. However, I know people who did that :)
In small communities, you should talk with the owners or park managers.

@Clint Looper could you share more details? No need to mention the address or the city. Just tell us the actual expenses and income for 2016, then you plan for turning it around. People will be able to provide value here. I am turning around one park in PA now.

@Steven Botts in this case you will own a trailer and a title for it. There is no deed.
I agree with @James Caruso . Try to do cash for keys.
Here is another option. I am not sure if it works but you can try it. You should read the park rules. In most cases, all parks require an owner to occupy the property. If they violate the rules, the park manager can evict them.

I agree with @Joseph Catalano . The first park I bought we negotiated 10% down and the seller financed the rest.
