I honestly think they did a good job, lol. Like the poster above mentioned, you may want to spend a bit on the repairs mentioned, or you could put in the description that seller will give credit of "X" amount to take care of them post closing or similar. 

Remove the virtual staging, get some drone shots as well probably cost an additional $300-400 so one could get an idea that it's a corner lot and it's spacious to entertain/park more vehicles. Spend a bit on the yard work as well, so maybe an additional $500-$800 to get it cleared. Also spend on a quick powerwash on the drive way anotther $100-$150 or so. 


The 3D walkthrough is nice!

If it's enough acreage even with wetlands, you could find recreational buyers (i.e) h u n t ers, off road wheelers, nature enthusiasts, etc. It all comes downs to price, and acreage.

Yes, you could see whom bought past 2 years for land your size for cash and try to reach out to them. FL market is getting hit bad with DOM for land, I have land all throughout the state, and getting inquires on them is just a buyers market for sure, send me a PM if you need further help!

 Yes! Land isn't very expensive. I have already built in systems nowadays, so I get my deals funded and stuff. I'll provide an example;

Got deal machine which is $99 a month

Setup automations using GHL/REIREply, takes a bit to get going and once up your off to the races. Keep in mind new SMS regulations here.

Picked up a land for 8k (see attached PA)

with taxes, closing etc will be all in for 9-10k. It will be listed for about 20-25k and will sell for 18-20k!

Use dealmachine to get data $100 per month

Use REIReply or GHL to setup automations for SMS or just start cold calling folks $100 per month.

Start doing lead gen (no cost) only your time.

Target only land deals, and buy a land for 3-4k with closing costs all in for 5k. Once you buy the land turn around and sell it for 15k. Now you have made a profit of about 5k after paying all selling fees, discounted buyer negotations, etc. So you have 15k now, rince and repeat until you have more than enough to start doing bigger deals and bigger spread!

Yep, definitely get license. Just remember to disclose, disclose, disclose. There are a lot of benefits to having a license, MLS comps + access, viewing property anytime you want, getting and pulling property records and much more. Also, if you have clients that don't want a low ball offer, consider listing it for them!

@Tanner McCalister welcome to the forum. I specialize in helping find discounted opportunities to fund, so if you need help with this aspect let me know (nationwide as well). I do a lot of land flips, acquisitions for homes, condo, townhomes, pretty much anything, lol.

I'm actually considering buying land and putting manufactured home so if you lend on this type of asset class let me know and much better ROI as well.

Either way, welcome to forum and enjoy the ride!

I run a land flipping business, and Mr. Jay is absolutely right as it hasn't been any different than house wholesalers nowadays.

Here are some ways to get them before they hit the markt:

- Cold calling

- SMS

- Networking/wholesalers

- Direct Mail

- Tax Deeds

- Online ads/SEO

I would highly invest in getting a data provider to at least have an idea of what types of properties you are targeting.

Contrary to what other folks may be saying, the land space is becoming more and more saturated; however, there are still deals out there!
