Agree with the others on Oakley, tough to cash flow there. Not a lot of people are selling because they're making so much money because of the crazy high rents they can command. Thus if they sell it will be at a very high premium. Check out Pleasant Ridge, Deer Park, Norwood, Kennedy Heights, Silverton and some others for better returns.

Hey @Kyle Federmann, have you started working yet? If you would be trying to refi out in 6 months with only 6 months in your prospective job field, I would make sure you have a lender lined up that will do it with that short of a time in your job. A lot of lenders want to see 2 years in a specific field, if heavy commission based it can get up to the 3 years. They may still allow it without 2 years, but just require a heftier down payment.
Search around for lenders in Cincy to figure out what their requirements are. Good luck!

I hear what you're saying, a lot of tire kickers out there for sure. Not sure about everyone else, but I can tell what I can get sold for you. If you have a 4-24 unit on the Central to East Side of Cincinnati I can get it sold for you in a heart beat! No inventory on the market at all, buyers would pay a premium up to a certain point. Just saying...

Depends on the neighborhood in Cincinnati as they can change drastically from block to block. I like to get my guys 10%coc with everything factored in in our B neighborhoods. Usually around an 8 cap. Adjust up or down based on neighborhood from there.

Keep banging your head against the wall, eventually you'll get through. Surround yourself with the right people as well. Are you using an agent that understands investment property or one that just wants you to win the bid?
Not sure what kind of roof this was, but for a duplex this seems high.
