I admit that I sometimes get irritated when when I receive a lead and then find out it's on the MLS (4-5 properties/leads last week). But as Sean said, if he's able to take advantage of being so in tune with the market and beat everyone to the deal, there really is no difference between that deal and an off market one, most likely just annoying that you had the same access to it that everyone else and missed the opportunity. I feel like it happens to me or my clients at least once every 2-3 weeks.

Question for @Sean Cole, do you have a standard rate you charge for MLS/on market deals or is it case by case? Thanks for any info.

Following, interested in this tax talk haha. Also, somewhat interested in the 4 unit. Is it in Cincinnati proper? Did you get it tax abated? Thanks for any additional info.

has anyone ever seen this type of heating unit? If so, how is it on maintenance and efficiency? The building has separate heat and baseboard heaters in each unit that are controlled by tenants. Thanks for any advice!

@Daniel Wetherill, you can definitely find deals with that budget, just have to open to certain neighborhoods. I can think of a few in the UC area right now. I'm an agent, not sure if you're working with one, but feel free to reach out with any questions. Lot of good advice from all the guys above too.

@Jalissa Hutchins, I've never paid for one of the guru programs but know people that have. Mixed reviews for different programs. I'm ending year 2 now of my Real Estate career but have learned boatloads, but look back and see that I missed out on a ton of deals because I wasn't surrounded by the right people and had "paralysis by analysis" or vice versa. Now I'm really starting to get into action while acting as a traditional Real Estate Agent as well. The guru programs are enticing, but as many will probably tell you, there's nothing that will replace hard work, studying, networking and real world experience. Good luck moving forward!

The Cincinnati court index has been a great $100 investment for me. Breaks all the sales down much better and has a boatload of other info too.

Agreed with @Steve D.. Clifton gaslight district, Hyde Park, Mt. Lookout, Oakley, Columbia Tusculum, and some other areas might lend themselves to grad students better than the "CUF" area. @Ben Gammon, hit me up if you have any other questions. I know the city and the university area very well and can let you know what areas to stay away from.

What Joseph said and what Jim said. I've been trying to get to @Joe Fairless meetings for a while now. Hope to get there soon. The REIA group is supposed to be great as well. Maybe we'll see each other there one day soon!
