Two family rehab opportunity just outside an exploding business district in Cincinnati. Property needs a heavy rehab but for the right investor this property will definitely cash flow. This is a great duplex just on the outskirts of a neighborhood that experiencing some serious growth. Property needs some TLC and sweat equity, but there's money to made after repairs are complete. Also, potential for upstairs unit to add a 4th bedroom. Rents are estimates, but with the property being in the vicinity to the Incline District and all the original character of this property, this could be a great property for the right investor. Great questions Jessica. I came from a Non-Profit world (Keep Cincinnati Beautiful) before going full time RE. I'm a full time agent and invest as well. Tying my work to a philanthropy aspect has always been something I aim to do but have yet to implement anything just yet. We do donate a small portion of our re commissions to a program called KW Cares and I'm on the culture committee at my office. Earlier this year, we took about 3-4 months and picked up leftover bagels from Brueggers and delivered them to shelters, very rewarding but it was tough to sustain.  Hoping to see some other great ideas!

@John Welz, is the condo built before 1978? If it was built after 1978, you should be good to go. Most people waive the lead inspection in Ohio not sure about Massachusetts. 

Also, I'd always er on the side of caution and get an inspection especially if you're new to this. I'm getting ready to take on a project and did not get one, but we also know it's a full gut job so for us it's not an issue.

This building is right around the corner from the ever growing Incline District in East Price Hill. Nice quiet dead end street. The building needs some work, but the right investor can get this property cash flowing again. There are also lead orders from the City of Cincinnati on the building that I'd be happy to share.
