I'm looking for single family and multi family rehab properties in the Cincinnati area. Preferably East Side Cincinnati neighborhoods all the way out to Anderson, but also some West Side Neighborhoods to include Oak Hills School districts, Northside and Incline district. Grew up in West Chester so Lakota Schools and Mason Schools are fine too. Please do not send me bogus ARV's with bogus estimates of repairs. If there's one thing I'm good at, it's estimating ARV's. I personally am looking for anything up to a $300k purchase price before repairs, could go higher for the right deal. I also have a couple buyers that are ready to pull the trigger at some lower price points if the projects are not too big. Thanks for any leads you all might have!

Great message. I'm an investor agent working mainly with investors and investing myself.... or attempting to. Everyone in my office is focusing on the typical real estate world putting people into houses and selling them, for the most part this is very boring to me. While I still take on that business when it comes my way and it's easy work, I don't focus on it. I constantly focus on activities that I know will pay up 10 fold down the road but am passing by easy money day by day. I sent out a batch of letter last winter that just turned into my second rehab deal. The work I put into putting that batch of letter together was pretty time consuming and cumbersome. But similar to your potatoes and the efforts you were putting into your personal investing, as long as you continue to move forward you will have success. Great message for this Monday morning.

There's an agent in my office that has a Cincinnati West Side portfolio for sale. Doing him a favor by posting this on the site, but if anyone would like some more info feel free to reach out to me and I can put you in contact with him or talk you through the situation some more. Total price for 10 properties is $439,000. There are some boring properties in here, but also some properties in some great areas that could be used as a flip play while holding the others that are cash flowing.

No problem. For now, people are really drawn to the taxes in WC/LT. There's been talks of that changing thought from what I've heard.

Kennedy Heights and Walnut Hills are spotty. More potential in Walnut Hills and I'd be paying attention to East Walnut Hills and near the Eden Park area for now. Parts of Walnut Hills are A neighborhoods but in the million dollar price range. Also, Huge interchange going in that will be a game changer for Walnut Hills as well. A lot of big money being thrown around near the interchange. Parts of Walnut Hills are D/F parts too.

Kennedy Heights has areas that I would call B neighborhoods and there are some great houses in these areas in pretty safe spots. There are also parts of Kennedy Heights I'd say are D. And everything in between. 

Grew up in West Chester and sad to say Lakota Schools have been on the decline, but people still like the area and Liberty township is getting a lot of attention too.

The deals are definitely scarce in those areas, but they are there. A lot of the multi families that have been turning over in Oakley are way undervalued in my opinion. I got one of my new investors into a two family recently that was bringing in rents of 1400 and with the property as is they should have been bringing in 2000. Add some new counters, backsplash, tile, carpet and paint and I think 2300 -2500 was very feasible. Trick was we got it under contract with within 6 hours on the market which is pretty tough given the 24 hour notice all tenants are supposed to get. We were prepared to write site unseen based on property disclosures but the agent got us in luckily. We gave the sellers $5,000 over asking, no closing costs and nothing else to muddy the deal. Place should have sold for over $200k and we got it for $185k. Deals are there, just have to be ready and be quick. Agree with what others have stated as well, look into neighboring areas as well as the competition in those A neighborhoods is fierce and the returns are not as great in most cases.

Yeah, I've started to see some 1.25% commissions from banks??? But, they still sell so it is what it is.
