For the last 3 years, I've been active in Cincinnati both as a transactional investor, house hacking sfr properties while doing rehabs and helping investors buy and sell properties in my areas of focus. Keep your focus on it and you'll get there. It took me awhile to get some momentum going and now I just my first hire to help me control the chaos I created. You should be able to find a two family pretty easily in Cincinnati, best of luck!

When I was younger and renting I can remember my toilet running for 2-3 months and never telling my landlord about it. This is my biggest fear with water in rentals. How can a landlord protect themselves against that? Can it be written into the lease agreement that if it's found out that your unit is responsible for an excessive water bill you will be liable?

@Aaron Phillips, I didn't take the time to read your entire post but saw your question. Most cost efficient way for me was finding a partner and telling him I'll find the deal, you fund it, I'll run the job with you signing off on the major expenses and then we split the profit. My partner is in construction and has access to crews and good rates, it's been a good combination with me risking little to nothing over all the flips we've done. Also getting your license is very cheap and if you have a good network you can make great money as a Realtor while looking for deals.
