@Bart J. Olson I can't put in any better than @Ben Riechmann. Here are my 2 cents. Begin with the end in mind. I know, cliche, right? You begin with "I want to invest in MF" and also state "I'm not entirely sure what else I would want to invest in!". Is it a certain amount of cash flow you're looking for? Maybe it is the idea of turning something distressed and making it look new? These questions are for you and not anyone here. Once that's figured out, focus on 1 niche and be an expert at it. Then look for resources on how to be an expert at it. So on and so forth.

"Best Ever Apartment Syndication Book" by Joe Fairless
- I think this book is an easy-ready. It starts from the ground until you finish.
"Crushing it in Apartments and Commercial Real Estate" by Brian Murray
- Also an easy-read. Probably not as detailed as Joe Fairless's book but it gives a broad stroke on what you need to know.
From there you can listen to podcasts as others have mentioned above.

@Chris Barnes I would recommend David Greene's book "Long-Distance Real Estate Investing". In the book, he mentions "Rehab Hacking". If the tenant is happy and is willing to continue paying rent then you can forgo the rehab until he/she decides to leave. The numbers in the bottom line will help you decide. What is the pay-off time by the increased rental rates of the rehab? How long will the rehab take? Therefore, how many months of rent are you losing because of the rehab? These things will guide you. It is better to have a steady cash flow I think.

Thank you and you're very welcome. Good question - I definitely should have mentioned this in the article....I do work a very demanding W2, actually just got notice that I'm being promoted last week! On top of this I'm a dad to 2 young (great) kids..goes to show hard work does pay off with a lot of persistence. I'd be lying if I said my stress level was low over the past couple of months, LOL.
First of all, congratulations on your success! Truly inspirational. After reading your story, I feel I'm making more excuses than trying hard enough. It's definitely a reality check for me. Thank you for sharing your story. It inspired me to more, A LOT MORE, than what I'm already doing. If you don't mind me asking, you mentioned a mastermind group, is this the same as a mentorship/coaching program? If so, which program would you recommend? I'm currently in the US Army. There's no predictability with the schedule.
I'm looking to doing what you're doing. I want to get into Syndication or even to JV to start just to understand how the process. Any advice is appreciated. I honestly need the help. Thank you!

Hello! There is a wealth of knowledge on this thread and all of them are right in terms of exit strategy. If I was in your shoes, I would begin in the end in mind then work backwards from there. Think of the long-term implications. Pull up a calculator and see what would give you a positive on the bottom-line. If you're unsure what to do, it just means you don't know what outcome you want to achieve. Once you know that, everything else will fall into place.
