Most of the people I know who tried using them, hated the experience. It was always a different agent (buyers) and they all seemed less experienced, the marketing was terrible or nonexistent for listings, and the agents didn’t seem to care all that much. In LA, I haven’t seen too many listings from Redfin, probably because people realize they aren’t saving that much money with them.

@Aariff Kadar I personally would invest in SoCal but that’s just because I live here (and feel more comfortable that way). If you are buying as an investment, and not living in it, you would likely need to put down more than 20% for a conventional lender. My buyers who are trying this have to put 25% down.
At $600K you’re likely looking for homes in south LA or further out (towards east LA or the Valley). As you move in these directions, the rents tend to drop but your estimates are pretty good. The neighborhood will really dictate what you can get, both as a purchase and rent. Condos are much more difficult to rent out these days. Many associations have restrictions on the number of rentals allowed in the complex and certainly on short term rentals (both complex and city/county wide).
A word of advice: make sure you have everything in place and are ready to move quickly. You will be competing against cash so you will have to find ways to sweeten the deal. Good luck!

@Jack Edward Johnson what area are you looking for? They are free if you’re going to use that agent for the transaction. I’ve heard of agents charging if that’s all you want out of them, not sure what the going rate is on that though.

@Andrew Smith it’s valid for 4 years from the date you passed your test. You do not have to get your Brokers license unless you want to, though I would, especially if you’re going into commercial real estate. As I understand, you have to have 2 years of full time experience plus the coursework to sit for that exam. Good luck!
