@Stephen Marlin I have to agree with William. You are highly unlikely to find that in LA or anywhere close really. You might have better luck with a smaller, independent brokerage.

@Todd Shipkey have you looked in the south LA areas, like Jefferson Park, Leimert Park, Windsor Hills, or Inglewood? Or Boyle Heights? Those areas still have duplexes/triplexes in that price range. They would require some work but those areas are seeing higher prices for rents/flips these days. You just have to move fast! Also, a few valley areas like Van Nuys or Encino have that type of inventory, though much more rare to find.

Hi Mindy. I don’t know for sure regarding the HERO program, but there is a provision in CA residential purchase agreements that a buyer can assume leased items like solar panels. This might qualify. I would contact a local agent and ask or a local real estate attorney. If you can’t find one, go to the California Association of Realtors website and they should be able to direct you. I’ve never heard of someone not being able to sell for this reason, but you should probably read whatever contract your dad signed to get the financing. Hope this helps! Best of luck to you

Hi Timur Salikov I have a lender that does a similar program but his rates are a little lower, I think. He has a bunch of other programs that could work for you too. Send me a message and I’ll give you his contact info. Have you tried getting preapproved for a conventional mortgage? It doesn’t cost anything and would at least let you compare both programs.
