Hi Solomon. I took classes through 360training. I don’t think where you take the classes matters really, but I would recommend taking as many practice tests as you can/are willing to pay for. I was really frustrated with most of the practice tests as I thought they were worded strangely or purposely confusing, but they were very similar to the actual test. Using several different resources really helped me and I passed on first try. Best of luck!

Hi Omar. In California, your offer has a standard expiration of 3 days initially, as do counters, unless you’ve put something else in. As for probate, if the property requires court confirmation, it would take longer and the listing agent should provide you with additional information regarding your offer (price of overbidding increments, court date, etc). I would ask your agent to check to see if it is actually listed for auction too as some agents try to build interest as if it is a “regular” sale when it is not. I can’t believe any seller is being slow in this market! There’s a real lack of inventory here. Best of luck to you!

Christina Lemanski did you look at UCLA extension? They state their coursework can be done online but not sure if that means all of it or only a few.

Daniel F. Harb just be careful with rentals there, they have some new laws regarding short term rentals but not sure on long terms (also not sure if the laws are actually in place yet or still be discussed)

Hi @Nina Grayson . FHA loans are only for owner-occupied properties, so you can't use that route for investing (unless it is your primary residence....which you can kinda flip, or even rent if there are enough units, but your lender should be able to help you with that info). A property in LA for $150K would be unlikely to qualify for an FHA anyway, you know the market here, even teardowns are starting with a 2 or even 3. At the very least, as an agent, you can bring to the table an off- market deal (or even a great on-market deal) and perhaps your investor/partner would allow your commission to be part of your carry with additional % based on the performance of the property. Anyway, hope this helps.

Hi @Danny Farrell .  I can put you in touch with my insurance broker who could help you find the best price.  Personally, I use AAA, they had the best rates and since I'm in a fire zone, there were not a lot of choices.  While I haven't used AAA for any claims, they were great with car insurance claims, they are pretty helpful.

A friend of mine has had great success with airbnb for longer short-term rentals. You could always list with an agent 😬👋🏽. There do seem to be a dearth of apps for rentals these days. Best of luck
