Hi Tayo I think if you are always flipping the same style of house, or a house where design trends can work across, then staging it yourself wouldn't be too difficult. I know staging companies out here in LA can be rather costly and I get mixed feelings from clients wether staging helps to sell a place or not, I think it depends on the property really. I certainly agree with what everyone has said already, as I've worked that area as an agent, I do know a lot of the homes are on septic as opposed to sewer. Also, there were a number of new building restrictions put in place by that neighborhood association (not sure that's the right term to use, but I know most new builds have to be "approved").

Hi Peter I'm a Realtor in Los Angeles. I would suggest your buddy negotiate that, but is he willing to lose the house over the drapes?? Maybe ask for a credit/cash at closing to get new ones. The drapes aren't technically affixed to the wall so could be a gray area. I know when I bought my house, half of them had gone missing, but I replaced them with better ones anyway. If he wants to contact me directly, he is more than welcome. Hope this helps!

Hi all: I am in the LA area, does anyone have ideas/recommendations on getting information on divorces? When I try to google this, I get links to classes on it, which I would love to take but looking more for how I can find them to market to them. Along the same lines, is there a way to find out when a home is "pre-foreclosure" so you can help to sell that property prior to it going into the foreclosure process? Any info would be greatly appreciated! Thank you
