What does your attorney think on this? I used to live in Chicago so I know an attorney is part of the RE process, that person should be able to give you advice on how to handle this situation. I definitely agree with the other posts that you should probably look for something else, and probably report the listing agent to the RE board (I know we don't have the best reps sometimes but that's just wrong what they did to you). If you REALLY want this place, I would negotiate a vacancy for close of escrow (obviously depends on time requirements for removing tenants) and put out an ad for tenants, if you're in Chicago they won't be hard to find. Good luck! Keep us posted on what happens, this sounds like it will be interesting.

Hi Mario I think it depends on the type of foundation (slab, raised, etc) and what exactly needs to be done to it. It also depends on what price point you are trying to enter the market at, and what your plans are for the house. It can certainly be a pricey fix!

NHD is Natural Hazard Disclosure. It's a common report in CA, not sure about Florida (wasn't an agent when I lived there).

Also, check with Building and Safety about the process of doing such a zoning change, they should be able to at least give you an estimated timeline. Depending on where this property is located, you potentially would also have to deal with neighborhood council approval, a design board, and the neighborhood residents themselves. I know a few development projects in my neighborhood have been stalled due to my neighbors protesting at the various meetings the projects required approval from. I agree with the previous suggestion, if the numbers work for 2 units, go for it.

Hi Ciji There are a few properties in Southern LA county and towards Long Beach that are close to your $200K range. Also, if you're wanting to be a few hours from LA there are probably some deals up towards Sylmar and Lancaster/Palmdale. I just did a search for under $300 for another investor client so let me know if you want me to do an MLS search for you too.
