Window Ac units are Very common in the bungalow style homes in Metro Detroit even with a central unit system cooling the main level.

@Thomas Moran Waive the 2500 non refundable deposit b.s. until after inspection. I assume you are buying cash. If the deal is there and the wholesaler is a professional it shouldn’t be a problem especially if it’s a fixer upper kind of condition.

You run across good flips in the suburbs neighboring
Detroit.
Flipping in Detroit is Very possible and many people do it but majority of investors active in Detroit Buy and hold.

Let’s make it specific to What your goals are and what you’re looking to do in Detroit?
NOT ALL! BUT MAJORITY of Detroit is more of a buy and hold market as opposed to fix and flip in my opinion.
The surrounding suburbs would be ideal for fix and flips or buy and hold as well if you can get them at a discounted rate.

@Madison Loftis downtown will be impossible. Near Downtown will be difficult or pricey with probably no Rehab Needed. Certain pockets of Detroit and upcoming Neighborhoods as close as possible to Downtown,Universities, Historical Districts and Hospitals are the ideal areas for something you’re looking to do. In that case buy cash, finance the rehab if needed and Appraisal 6 months later to cash out.
