I second @Matthew Schroeder. Although there could be many factors, like time of year, condition of property, property type/size, etc, they can all be addressed by price adjustments. Given that you said they're in excellent condition and have been on the market for many months now (during decent times to rent), a price drop appears to be in order to strike up interest.

@Chris Hodges Depends on what you mean by "new people" and "into the area." Do you mean people from out of state moving into Indy? There are places in Indy (as with any city) that are more popular than others where, yes, you see people wanting to move there.
The Indianapolis housing market is incredibly strong this year, with large shortages of inventory- most homes that get put up for sale are gone rather quickly. Of course, that's not EVERY home, and location, condition, and stubbornness of seller to want to list for higher than what the market would call for would play a part in the house staying on the market for longer.

Yes, it's a great market for buy and holds and flips. Indy can be very street by street, so be sure you familiarize yourself with your different areas of interest.

Kim, the idea of "house hacking" is that you own a multi-family unit (whether it be a duplex, triplex, fourplex) where you live in one of the units and the rental income from the other unit(s) covers your mortgage and expenses and essentially allows you to live for free. The interpretation could be tweeked/stretched a bit, I suppose, as long as a similar concept is taking place- for example, I don't live in a multi-family property, but I would say I am house hacking in my SFR by having a roomate that covers a significant portion of my mortgage.
