It's all about persistence, my friend! As @Brett Snodgrass mentioned, it's not difficult, it just takes work. A lot of times things might not go your way and it's easy to get discouraged, but you just gotta keep pluggin away at it.

It all depends on what kind of asset class you're looking to hold- some people will say that higher class properties will bring about better tenants and less hassles (plus often times they tend to be newer constructions, so one can say there will be less maintenance issues). It'll all come down to what you're looking to accomplish.

Claire (and Michael, if you want to chime in), any insight on what has worked best for you guys if you're mailing to owner occupants over the age of 65? Have letters proved more effective than postcards (do they see it as more "formal"?)? Has it really made that much of a difference at all? To be entirely precise in my question, what have you guys seen to be the best type of marketing piece (and content) for elderly owner occupants?
