I agree with @Rodney Kuhl, I wouldn't personally want to invest there. But that's me, and different people have different investing criteria and tolerances.

Wanted to follow up to what @Shea McCavit said about Fortune Builders. Yes, it's one of Than's "underlings" (lol) that teaches it. I did the weekend one a long time ago, and I think that for $200, if you're entirely new, the material and overall introduction to investing is worth it. Keep in mind that on Sunday they will pitch you their packages, which are incredibly expensive. At that point, BP and your local community comes in hahaha.

So to address the topic with a question: if you can get an Indy property and fix it up right, all in for 50K, that rents for $750 in a neighborhood that never goes unrented, and assuming that half of your monthly rent amount is eaten up by all the expenses involved (so you're left with $375 net), what's so horrible about that? Although it's obviously no home run, and you can do much better in Indy, what's bad with that 9% return?

How do you justify LA being better?
