Lol omg this exact same thing happened to me yesterday. Had a ton of interest and a lot of people saying they would be showing up, and only 2 parties stopped by. Definitely a learning experience haha. 

Thanks everyone for the two cents! Helps a lot to see it happens often and what other good alternatives there are to source the truly interested tenants.

I have a pocket listing for a gas station in Plainfield, IN, right on Main Street. Location is:

1805 East Main Street, Plainfield, IN

Some details about it:

- NO CONTRACT. Currently a Marathon, but the contract is open.

- New fiberglass tanks installed in 2001; 15,000 and 6,000 gallon

- Not leased; owns gas station and land

Out of state owner, gasstation ran by employees. 2,800 sq/ft building, solid brick construction. 2,200 sq/ft is the grocery side, the other 600 sq/ft is vacant space, available for rent, or expansion of gas station (separate entrance from outside, also entrance from inside. Perfect for sandwich shop or something similar). 40,000 cars go through daily, main road of Plainfield, highly trafficked. Dropbox link for pictures:

Seller VERY motivated. He runs a hotel out of state and is focusing on that business, and not only does he not have the time to attend to the gas station, he could use the money the rehab the hotel.
