Thanks for the feedback, guys. Yeah, I understand tenant rights. My question is more in reference to how to I get payments switched over to me? Do I have to modify the lease trough legal means to become the payee? And also, since I hadn't thought about it and you brought it up @Troy Meyer, what would I with the deposit at closing? I do I take it a credit?

Hey all, quick question:

If I purchase a tenanted with a lease in place, what is the process of having that lease be transferred in my name? Is it something I would need a lawyer for?

As Michael has said, there's Hocker and Associates, who do both law and have a title company. There's also Matt Griffith of Griffith Law and his team (they host the monthly INREIA meetings), 

I know a great out of state CPA, but if you're looking locally, I recommend you reach out to Kelley Hardesty Smith & Co

Hi @Kevin Melson!! Welcome to bigger pockets! As you perhaps have already discovered, it is completely full of tons of information and resources. It's a great way to find all those things you just mentioned by networking with other investors, both local and non. 

Make sure to set up your keyword alerts so that you are kept in the loop of anything that interests you. As far as finding deals, contractors, funding, etc, just post asking about it! People are more than glad to refer you to others, or more than glad to help. A lot of members are wholesalers (for finding deals!), lenders, and contractors themselves, so it won't be hard to quickly find what you are looking.

@JD Martin Yep, exactly. They're ones I've been researching. I think it'll end up just being cheaper for me to take down a wall and amplify the space than have to pay for a compact unit.

I've also heard good thing about Brick Lane and Dorfman, if you want other choices to shop.
