@Michael Seeker Yes, something I've thought about. It's in the hallway leading from the living room to the bathroom and the three rooms, so I suppose the challenges if that's done would be the resulting aesthetics and the noise pollution. But perhaps it won't be as big of an issues as I'm thinking it might be. I was also thinking of removing the trim running along the floorboard to give myself another half inch lol. Appreciate the the thought!

@Mike Wood Awesome Mike, yeah, I'll definitely look into that. I didn't even know condensation dryers were a thing. When you say it has a recess in the back, you mean the duct does not protrude beyond the depth of the unit?

I'm in a bit of a pickle. I'm finishing up a hold and the closet for the washer/dryer is a bit small- the space I'm working with is about 29.5" wide and 27.5" deep. The width seems to work with most units I've researched, but the not the depth (I've found some slightly under 27.5", but I still have to account for the exhaust pipe of the dryer). Does anyone know of any compact washer/dryer stack or combos?

Although I have not done business yet with @Ryan Mullin, I know many who have and can attest to their positive experiences and to FS House's great business practices. FS Houses is a large part of Indy's real estate investing scene, and you don't have to search far to talk to pleased investors who have invested with them; many of them from out of state, much like the OP. I do personally know Ryan, and can only speak highly of his character; moreover, his company co-hosts/sponsors one of the biggest REI Meetups in the city and have a become a tremendous source of value for many local (and non) investors.

The returns in these areas can be good, as you stated, but they can be notorious for tenant issues. I personally haven't had too much experience with the Tuxedo Park area, but I've spoken with several investors that wouldn't buy in there. Olney St. and 30th is right in the Brightwood neighborhood, and it's one of the roughest areas; yes, it's easy to pick up an empty boarded-up home for cheap and get great returns, but you might be in for a headache.
