Welcome to BiggerPockets @Jeremy Feliciano! It’s always good to have another vet on the site.
Congratulations on getting debt free. That is a huge accomplishment.
One recommendation I'd have is to have more than one exit strategy. Depending on how much work this property needs is one factor that will determine the amount of time it will take to rehab it. If the market changes during that holding time it's a good idea to make sure the numbers would support keeping it as a rental. In essence it becomes a BRRRR instead of a flip.
