I’ve been in your shoes and it’s a tough spot. But you can do it!
Since you’ve been listening to BP for so long I’m sure you’ve heard Brandon Turner mention that there are three keys to real estate investing. Money, knowledge, and hustle. But you only need two of three.
Continue listening and learning to build your knowledge. Find a local REI meetup to network with others and as a platform to put your name out there as an agent.
Side hustles - Being an Uber or Lyft driver is a great way to drive for dollars. You might be able to find empty properties ripe for a deal.
Also, I recommend listening to BP Money podcast episode #74. It has a great suggestion for a side hustle with a real estate connection.
“The Brian Buffini Show” is another podcast I recommend. He leads a large real estate coaching company. I went through some of his training back in the day and it’s really good stuff.
Stay the course. Being an agent in the beginning is rough. Watch your expenses, build your database, and stay consistent. Feel free to reach out anytime if you have more questions. Good luck!

I’m also looking in the NE of San Antonio but for a MFP that I would owner occupy. I anticipate moving back to Texas maybe this summer but hopefully next at the latest. The properties I’m finding seem to be good and in nice areas. So I think you’re looking in a good part of town.

Welcome to BP @David Pollitt. I recommend you and @Jeremy Vanderloop reach out to @Katherine Blazer. She's an agent in the area and has access to off market properties. You're in a great market to be able to take advantage of REI opportunities.
I also suggest finding a local REI group by looking on this site or in the Meet Up app. That is another great way to connect with local investors and others in the field.

Focusing on your education is a great place to start. Podcasts, webinars, books, forums, and blogs are the perfect entry point.
Connecting with a local group of REI minded folks is also good. You can find those groups on this site or with the Meet Up app.
I see you already invested in going PRO. One benefit (of many) is the unlimited use of the calculators. Learning and getting the math right will determine if you get a “good” deal. Practice, practice, practice!

To receive an answer to your question you’ll need to provide additional information.
What city and state is the mobile home in? Is it located in a mobile home park? What is the asking price? Is it only “outdated” or are there major repair issues? Give as much detail as you can to get the best answer.
Can a mobile home be torn down? Yes. How much will it cost? Depends - best bet is to do some due diligence and call a company in that area that specializes in that and ask them for a quote.
I’d also recommend beefing up your profile page. Add a picture and fill in the description. BP is a great community to be a part of and having a complete profile helps people connect with you as a person.
